New Trickle Vent Regulations Have Been Introduced

As of the 15th of June 2022, new regulations were introduced, making it a legal requirement for windows in England to be equipped with trickle vents. These new rules feature in Approved Document F, which provides guidance on adequate ventilation in properties, and will impact both new and existing homes, along with extensions and self-builds.
What Are Trickle Vents & Why Are They Important?
Trickle vents are installed at the top of windows and doors to provide ventilation. They are adjustable, allowing total control over airflow, and are available in many colours and finishes to seamlessly match your frames.
The introduction of mandatory trickle vents aims to provide healthier living environments with maximum ventilation and clean airflow. This will allow moisture and odours to be dispersed while removing outdoor pollutants, preventing mould and dampness. Not only this, but trickle vents will also play a vital role in improving the energy efficiency of homes, offering a ‘greener’ approach to designing properties.
Who Will Be Responsible For Compliance?
Window installers will be legally obliged to ensure that their installations feature trickle vents and comply with the new building regulations. Both Building Control and FENSA will be overseeing the implementation of these rules, ensuring that under no circumstances do consumers avoid the use of trickle vents.
Should you be building a new home or extension, or replacing your windows and doors, trickle vents will be a legal requirement. The guidance states that, inside each habitable room, an EA (Equivalent Area) will be measured in millimetres squares; this will then be used to select the correct size of trickle vent.
